A small garden laid to lawn extends to the southeast of the farmhouse. The house is attached to a traditional stone barn (referred to as Building 1) accessible from the exterior only.

Building 1 - approx. 108 sq m - A traditional stone barn adjoining the farmhouse. Flagstone floor with sheeted metal doors to the east and west elevations.

Land
The land at Llanvair Farm comprises approximately 72.70 acres (29.42 hectares) of pasture land extending from the west and northwest of the farmhouse and buildings. Select fields are connected to a mains water supply.

The land gently undulates to the west of the farmyard and the north towards the public highway. The land that extends past the woodland known as Vineyard wood comprises good quality level pasture divided into several well sized enclosures.

Vineyard Wood is situated west of the farmyard and extends to approximately 8.5 acres of mostly traditional deciduous woodland. The woodland is to be managed alongside the rest of the farm with entry into management or grant schemes to be approved by the landlord prior to submission.

Environmental Schemes
The farm is currently not included in any Welsh Government Environmental Schemes. Entry into an environmental scheme by a new tenant will be supported by the Council on the basis that details (including location) of proposed actions are approved by the landlord prior to application submission.
