Leading national chartered surveying firm Bruton Knowles has completed its largest residential investment portfolio disposal of the year to one of Britain's largest private property companies.

Spearheaded by the Bruton Knowles’ specialist Land Development team, ‘the Merlin portfolio’ comprises of 75 residential dwellings across 12 locations stretching from the West Midlands to the South-West.

Instructed by Bromford, Bruton Knowles delivered a highly successful and strategic campaign to market the high-profile portfolio gaining strong global and national investor interest and engagement from the UK's largest landlords.

The residential portfolio contained a variety of houses and apartments in Gloucester, Tewksbury, Evesham, Dudley, Tamworth, Cannock, Kings Norton, Northfield and Wolverhampton, modern residential homes in Cheltenham and a period Cotswold cottage in Cirencester.

Land Development Partner Robert Anthony, Associate William Matthews and Chartered Development Surveyor Jack Moulsdale made up the dedicated team leading the disposal.   

William Matthews commented: "Bruton Knowles executed a detailed marketing strategy, targeting the most active investment companies and high net worth individuals in the market, including international investment funds overseas.

"Through utilising our established contacts, we invited interest by deadline generating competitive bidding and negotiating heads of terms to detail the sale process. Bespoke management of the sale process expedited completion of the sale."

At the time of marketing, the portfolio was predominantly fully let to private tenants with a total annual rental income of £660,774. Jonathan Cooper, Strategic Property Manager from Bromford added: “The portfolio was identified as a non-core business activity. Bruton Knowles has successfully acted for us previously on other large strategic sales so were commissioned again to maximise income with proceeds from sale contributing to our ongoing core business of providing social housing for customers to thrive.”
